We walk your home, talk about your goals and timing, and review a pricing analysis.

We finalize repairs and presentation, set the list price and complete your disclosures.

Launch your marketing
Photography, the MLS listing and promotion go live, and showings begin.
-
Review offers and negotiate
I review each offer with you, including price, terms, financing and timing, and negotiate on your behalf.

Once you accept an offer, escrow opens and the buyer deposits earnest money.

Final walkthrough and closing
The buyer does a final walkthrough, documents are signed and recorded, and the sale is complete.
Seller FAQs
How long does it take to sell a home?
It depends on price, condition, location and the market. Once under contract, closings often take around 30 to 45 days, depending on the buyer’s financing. When we meet, I will show you how quickly similar homes are selling in your area.
What does it cost to sell?
Common costs include real estate commission (which is negotiable), title and escrow fees, any loan payoff and any repairs or credits agreed to with the buyer. I will prepare an estimated net sheet so you know what to expect before you list.
Do I have to make repairs before selling?
Not always. Some repairs help your home sell faster and for more, while others are better handled as a credit or price adjustment. I will help you decide what makes sense for your home.
What do I need to disclose?
Arizona sellers generally complete a Seller’s Property Disclosure Statement (SPDS) describing what they know about the property’s condition and history. When in doubt, disclose. I will walk you through the form.
Should I buy my next home first or sell first?
Both can work. The right order depends on your finances, timing and the market. We can look at options such as contingent offers or a later move-out date to make the transition smoother.
Can I sell a home that has tenants?
Yes. Lease terms and tenant cooperation matter for showings and timing. With my property management experience, I can help you plan the best approach for a rental property.
