Purchase Contract Guide
The purchase contract, from your side.
Most Arizona home sales use the Arizona REALTORS® Residential Resale Real Estate Purchase Contract (updated February 2026). When you accept an offer, it becomes a binding agreement with deadlines for you as well as the buyer. Here’s what matters most to sellers.
The Contract at a Glance
| § | Section | What It Means for You |
|---|---|---|
| 1 | Property | Price, earnest money, closing date, and what conveys: fixtures, listed personal property and any leased items. |
| 2 | Financing | The buyer’s loan and appraisal contingencies, their Loan Status Update, and any closing-cost help you agree to give. |
| 3 | Title & Escrow | You convey title free of liens; your loans are paid off through escrow. Costs and prorations are split as agreed. |
| 4 | Disclosure | Your SPDS, insurance claims history, lead-based paint (pre-1978) and other disclosures, on set deadlines. |
| 5 | Warranties | You maintain the home in its current condition, and major systems must work at closing. |
| 6 | Due Diligence | The buyer’s inspection period, the BINSR and your response, and the final walkthrough. |
| 7 | Remedies | Cure notices, breach and earnest money, and mediation or arbitration. |
| 8 | Additional Terms | Days and deadlines, compensation, and any other terms. |
| 9 | Seller Acceptance | Your signature, the time to accept, and counter offers. |
Your Deadlines After Acceptance
| When | What You Do |
|---|---|
| Within 3 days | Deliver the SPDS and notice of any leased items, plus solar or well documents if they apply. |
| Within 5 days | Deliver the 5-year insurance claims history and, for homes built before 1978, lead-based paint information. |
| During the buyer’s inspection period | Give reasonable access for inspections and keep utilities on. |
| 5 days after a BINSR | Respond to the buyer’s repair requests: agree, decline, or offer an alternative. |
| Before closing | Complete any agreed repairs with paid receipts, sign closing documents and allow the final walkthrough. |
| At closing | Deliver keys, remotes and codes, and leave the home clean and free of personal property and debris. |
