Seller Resources/Contracts & Addenda
Solar Addendum
Selling a home with solar.
How your solar system is owned decides which documents you’ll provide and whether the buyer needs approval to take it over. Planning ahead keeps your sale on schedule.
Two Paths, Depending on Ownership
- Within 3 days of acceptance, deliver the solar documents you have.
- The system conveys with the home, and the buyer reviews it during their inspection period.
- Within 3 days, deliver the lease or loan, the documents and the company contact, and notify the company of the sale.
- The buyer must be approved to assume the lease or loan by 3 days before closing.
- You pay any required loan balance paydown, such as a tax credit reduction.
Gather Before You List
- Your solar lease, PPA or loan agreement, and the company’s contact information
- Payoff amount or transfer requirements, and any transfer fees
- Warranties for panels, inverter and any battery
- 12 months of utility bills and production data
- Your utility rate plan and interconnection paperwork
Keep the Utilities On
Turning off power or changing the utility rate plan before closing can cost the buyer a grandfathered rate, and it’s treated as a change to the property. Keep service unchanged until escrow closes.
How I Help
Early documents
I collect your solar paperwork before listing, so buyers can review it quickly.
Clear marketing
We disclose how the system is owned in your listing, so there are no surprises.
Deadline tracking
I watch the assumption deadline so the transfer doesn’t delay closing.
