Your Final Walkthrough

One last look before it’s yours.

Shortly before closing, usually a day or two ahead, you’ll walk the home one last time. It’s your chance to confirm that everything is as agreed before the home becomes yours.

The Purpose

The Arizona purchase contract gives you the right to confirm that the home is in substantially the same condition as on the contract date, that agreed repairs are complete, and that warranted items are working.

Three Possible Outcomes

01All goodThe home is in substantially the same condition, agreed repairs are done and warranted items work. You sign, and we head to closing.
02Exceptions notedYou list what isn’t right. This serves as a cure notice: the seller has 3 days to fix it before it becomes a breach.
03WaivedYou choose not to do a walkthrough, accepting responsibility for defects that could have been found.

You’ll record your result on the Arizona REALTORS® Buyer Pre-Closing Walkthrough form, which I’ll provide and review with you.

Tips for Walkthrough Day

  • Allow 30–60 minutes and bring your inspection report and repair list.
  • Run everything: water, A/C and heat, appliances, garage door and irrigation.
  • Can’t attend? A trusted representative can attend with me using my Final Walkthrough Designation form.
