Property Management/Tenant Procurement
For Self-Managing Owners
Tenant Procurement: Find the right resident, then manage it your way.
Plan to manage your rental yourself, but want a professional to handle the leasing? Tenant procurement covers everything from pricing and preparation to marketing, screening, the lease and move-in. Once your resident is in, I hand the tenancy over to you with organized records and a clear starting point.
Is Tenant Procurement Right for You?
- You’re comfortable handling rent collection, repairs and resident questions yourself
- You want professional pricing, marketing and screening help to start the tenancy on solid ground
- You’d like a properly prepared Arizona lease, addenda and move-in records
- You want to save time on showings, inquiries and paperwork while your home is vacant

What’s Included
Your Leasing Roadmap
- Step 1
Consult & evaluate
We talk through your goals, timing, the home’s condition, the competition and how involved you want to be.
- Step 2
Prepare the home
You approve any recommended repairs or preparation. I can connect you with trusted local pros from my contractor network.
- Step 3
Price & present
We set the asking rent and terms, then build a detailed property presentation with photos and a complete description.
- Step 4
Market & show
Your home goes live, inquiries are answered and showings are coordinated. We review activity together and adjust if needed.
- Step 5
Screen & approve
Applications are processed against your written criteria. I present the findings so you can make an informed decision.
- Step 6
Lease & move in
The lease and addenda are signed, move-in funds are collected and the home’s condition is documented.
- Step 7
Hand off to you
You receive the signed documents, condition records and move-in funds as set in our agreement, and take over from there.
A Detailed Property Presentation
Clear, complete listing information attracts renters who are a good fit and cuts down on questions and wasted showings.
What it shows
Professional photos of every key space, the layout and best features, a well-written description, and the home’s condition and upgrades.
What it explains
Rent, deposit, lease length, availability, pet policy, which utilities and services are included, appliances, HOA amenities and rules, and how to apply.
Why Pricing Matters
At $3,000 a month, every month vacant is about $3,000 in rent you don’t collect. The highest asking rent doesn’t always produce the best overall return, so we price with the full result in mind and watch the response closely.
Rental Criteria & the Application Process
Screening supports an informed decision; it can’t guarantee how a resident will perform during the lease.
