Arizona Solar Addendum

Buyer Resources/Contracts & Addenda

Solar Addendum

Buying a home with solar.

How the system is owned sets the documents, deadlines and approvals in the Arizona Solar Addendum.

Two Paths, Depending on Ownership

Owned or Utility-OwnedSection 1 · No lease or unpaid loan

  • Within 3 days of acceptance, the seller delivers all solar documents they have.
  • Buyer review: disapprove any solar items within the Inspection Period or 5 days after receiving documents, whichever is later.
  • Simplest path: the system conveys with the home.
Leased or FinancedSection 2 · Lease, PPA or unpaid loan

  • Within 3 days the seller delivers the lease or loan, documents and company contact, and notifies them of the sale.
  • Assumption contingency: you must be approved to take over the lease or loan on existing terms by 3 days before closing.
  • Fees: the addendum says who pays transfer fees; a credit score fee gives you a right to cancel.
  • Tax credit paydown: the seller pays any required loan balance reduction.

Lease or Loan Assumption Timeline

  1. Within 3 days

    Seller delivers

Lease or loan, documents and company contact.

  2. Inspection Period

    You review

Payments, escalators, term and buyout; disapprove items in time.

  3. Right away

    Apply to assume

You apply with the solar company; both sides cooperate.

  4. 3 days before COE

    Approval or notice

You’re approved, or you deliver notice to cancel and keep your earnest money.

Protect the Utility Rate Plan

Sellers: keep utilities on

Turning off power or changing the rate plan before closing and causing a less favorable plan is treated as a change to the property.

Buyers: transfer on closing day

Put APS, SRP or TEP service in your name the day escrow closes. A gap or plan change can mean losing a grandfathered net-metering or export rate.

How I Help

Early documents

I request the solar paperwork up front so there’s time to review it and plan.

Deadline tracking

I watch the 3-day, Inspection Period and assumption dates so nothing lapses.

The right experts

Brokers can’t advise on solar value, operation or transferability, so I connect you with solar pros, insurers and attorneys.
