Your Signing Appointment at Closing

Buyer Resources/Closing Details

Your Signing Appointment

You’re almost there!

Here’s what to expect when you sign your closing documents, and what happens next.

From Signing to Keys

01Review numbersClosing Disclosure arrives 3 business days before signing.
02SignUsually 45–60 minutes with a notary.
03FundYour lender reviews and funds, often within a day.
04Record & keysThe deed records, and the home is yours.

Before You Sign

Review your numbersYour lender sends your Closing Disclosure at least 3 business days before signing. I’ll review it alongside the escrow settlement statement with you. Want more time? Ask your lender for a preview of your loan documents.
What to bringA valid government photo ID (driver’s license, state ID or passport) for the notary, plus any final items your lender or title requested. Many title companies offer mobile or remote online signings.
Funds to closeArizona’s “good funds” law requires title to have collected funds before closing. A wire transfer is usually required or preferred; ask title whether a cashier’s check is accepted.
Your lender’s requirementsCheck in with your loan officer before signing to make sure every condition to fund your loan has been met. No surprises at the table.

Wire Fraud Warning

Call your escrow officer at a verified number to confirm wiring instructions. Escrow will never change them by email.

After You Sign

Escrow returns the signed documents to your lender for a final review, usually within a day or so. Once the lender funds the loan, escrow records the deed with the County Recorder and “closes escrow.” When recording is confirmed, I’ll let you know, and I’ll hand you the keys!

  • Keep your recorded deed. The original is mailed to you after recording; you can also view it online at the County Recorder.
  • Ignore “deed copy” offers. Mailers charging a fee for a copy of your deed are not official.
  • Check your tax classification. Confirm the County Assessor lists the home as your primary residence, if it is.
